HALF MOON BAY, San Mateo County — November 4, 2026. Half Moon Bay Measure I has an early Yes majority on a proposed change to which area is designated downtown in the city’s coastal land-use rules.

What the unofficial vote shows

NBC Bay Area reports 1,941 Yes votes (65.13%) and 1,039 No votes (34.87%).

What the measure would change

The proposal would replace the map defining the ‘Downtown Area’ under the city’s 1999 Measure D growth management framework with the ‘Town Center’ map from its 2020 coastal land-use plan. The city says the measure would not itself change permitted development density or intensity, and would require California Coastal Commission certification before becoming effective.

What is not yet decided

Measure I is different from Half Moon Bay Measure Q, the separate farmworker-housing referendum. Both remain subject to county certification.

Figures reflect the November 2026 election results listing published by NBC Bay Area, not a fresh verified November 5 count. As of 4 p.m. November 4, San Mateo County estimated 130,000 ballots remained unprocessed countywide. The county scheduled another results release before 4:30 p.m. November 5 and certification for December 3.
